Montazah

Montazah is the green, coastal heart of eastern Alexandria, built around the royal Montazah Palace Gardens and stretching through the Mandara and Maamoura beach districts. It is the city's classic summer-home belt: families and second-home owners pour in from June to September to enjoy the beaches, the gardens and the seafront cafes, before the area settles into a much quieter rhythm for the rest of the year. Daily life revolves around the water and the gardens, with beach restaurants like Zanilli's, hotel leisure facilities and local markets supplying an easy, leisure-oriented pace. Safety is reasonable around the palace and tourist zones, with the usual caution in crowded markets and on busy beaches. For investors, Montazah is best understood as a seasonal and lifestyle market rather than a steady income play. Beachfront and sea-view units command meaningful premiums, but pronounced seasonality undercuts year-round occupancy and effective yields. Currency weakness, the two-unit foreign-ownership cap and a roughly five-year resale restriction all temper the case for non-resident buyers.
