Yanahuara

Yanahuara is Arequipa's most prestigious traditional residential district, set just across the Chili River from the historic centre: a walkable, café-lined enclave famous for its 19th-century sillar-arch mirador framing the Misti, Chachani and Pichu Pichu volcanoes, with the Plaza de Yanahuara and San Juan Bautista church at its heart. It is the default choice for expats and professionals. For investors, Yanahuara is the city's blue-chip: deep expat and professional demand, café-culture appeal and volcano views support gross yields of ~6–7% on apartments and traditional sillar houses. Peru's foreign-ownership regime is fully equal (the 50km border restriction does not apply inland), the premium market is USD-priced, and residency is via standard routes, buying property alone confers none.
