About Nura District

Nura was carved out of Esil in 2022 on the Taldykol lakes territory, and it remains Astana's frontier of growth: large blocks of new residential and social infrastructure rising on what was open ground. It is the capital's cheapest place to buy, drawing young families and first-time buyers into modern, affordable stock. The trade-off is that the district is still taking shape. Established amenities sit on the adjacent left bank, planned parks and retail are in development, and the concentration of new supply makes Nura the part of the capital most exposed to oversupply and off-plan delivery risk, alongside the tenge and seasonality factors common to the whole market.
