About Baku White City

Baku White City is the transformation of the old industrial 'Black City' into a master-planned district on Baku Bay, part of the wider Master Plan 2040. Organised into zones such as Green Island, Babek Avenue and the bay-view Central Park District, it offers modern residential towers, wide boulevards and a waterfront promenade extension along the Caspian. For investors it is a longer-horizon play: pricing sits in an affordable central-east band, the stock is new, and the bay location carries upside as the master plan fills in. The flip side is that the district is still maturing, which concentrates off-plan, oversupply and lease-up risk, on top of the citywide reality that Baku values are USD-linked through the pegged, oil-dependent manat.
