Asa Norte

Asa Norte is the northern superquadra wing of Brasília's Pilot Plan: slightly newer and more affordable than Asa Sul, with mature trees, the Parque Olhos d'Água springs, and the main campus of the University of Brasília (UnB) anchoring a large student and young-professional population. Walkable and green, it shares the modernist superblock model with a more academic, youthful energy. For investors, Asa Norte is the city's deepest rental market and best yield-led entry-prime play: UnB students, young professionals and civil servants sustain strong demand and gross yields of ~6.4–6.8% at prices below Asa Sul. Brazil's open urban-ownership regime keeps acquisition simple for foreigners (a registered Matrícula deed); transactions settle in Brazilian reais, so currency is the principal exposure.
