District VII – Erzsébetváros (Jewish Quarter)

Erzsébetváros is the most electric square kilometre in Budapest. Once the historic Jewish Quarter, still home to the colossal Dohány Street Synagogue and a network of memorials and smaller shuls, its derelict pre-war buildings were reborn in the 2000s as ruin bars, beginning with the legendary Szimpla Kert. Today Gozsdu Udvar, Kazinczy utca street food and a constant churn of bars and design shops make it the city's nightlife and tourism magnet. For investors it has long been the yield champion: the lowest per-square-metre prices among the central districts combined with intense rental demand produce the best gross returns in the city. The caveat is regulatory, as the most STR-dependent district, Erzsébetváros has the most to lose if Budapest extends District VI-style bans citywide. The smart approach is to buy on long-let math, treat any STR income as upside, and let the district's irreplaceable central location and youthful demand carry the capital-growth case.
