San Sai

San Sai is the direction Chiang Mai is growing. North of the city, this district of Maejo University farmland, lotus fields and country roads has filled steadily with gated housing estates, international schools and new retail as the urban edge pushes outward. New roads keep shortening the commute to the centre, and the land economics remain striking, subdivided plots can start around THB 300,000, and house prices sit well below the city core. For buyers the appeal is space and value: new family homes, gated communities and the calm of a semi-rural setting, with rental demand anchored by Maejo and the school cluster at modest 4.5-5.5% yields. The honest framing is that this is a suburban, supply-rich growth bet, abundant new construction and a citywide market up only about 2.5% in 2025 mean appreciation will be gradual and depends on continued infrastructure. Condos are foreign-freehold within the 49% quota; the land under houses is leasehold-only for non-Thais.
