About Arabian Ranches

Launched by Emaar in 2004, Arabian Ranches set the template for Dubai's villa-community lifestyle: low-rise Spanish- and Arabian-styled homes arranged in landscaped clusters across three phases (AR1, AR2 and AR3). The Arabian Ranches Golf Club, Dubai Polo & Equestrian Club, JESS school and a village community centre anchor a self-contained, distinctly suburban rhythm with almost no high-rise density. For investors it is a mature, end-user-driven villa market. DLD-cited data shows villas compounding around 14.6% annually in price per sqft from 2021-2025, outpacing Dubai Hills and DAMAC Hills over the window. Gross yields run roughly 4.9-6.4% with smaller 2-3 bed villas at the high end. Limited new supply in AR1/AR2 and steady family demand support pricing, while AR3 handovers add modern stock at higher per-sqft rates.
