About El Poblado

El Poblado (Comuna 14) is Medellín’s most affluent, international district, climbing the eastern hillside in a series of micro-zones: the Lleras and Provenza strip for nightlife and dining, Manila and Castropol for residential calm, and El Tesoro and Las Palmas for view homes up the slope. It is the deepest, most liquid investor submarket in the city, the highest prices per square metre (roughly USD 1,800-2,800/m²), the broadest tenant pool and the best exit liquidity, but also the lowest rental yields and the centre of Medellín’s short-term-rental tension. For investors it is a blue-chip, capital-growth and premium-STR play rather than a yield play. The trade-offs are real: short-term-rental oversupply, building-level bans under Ley 675, Comuna 14 enforcement and tighter Form-4 registration, plus peso FX volatility and high admin fees that compress net returns.
