Chamkar Mon is the cosmopolitan heart of Phnom Penh. Long the center of expat and NGO life, it has grown into a dense corridor of third-wave cafes, condos and international restaurants, with the Boeng Keng Kang core remaining the prime address even after it became its own khan in 2019. International schools, the Russian Market and modern malls keep the district endlessly liveable. For investors, the appeal is resilient demand: embassy, NGO and expat tenants give Chamkar Mon the city's steadiest occupancy of 82-85% and gross yields around 6.5-7%. The honest caveats are central to Cambodia, foreigners can own only strata units above the ground floor, never land, and a citywide oversupply of roughly 80,000 condos means the market is stabilizing, not booming, with thin resale data. For a USD-denominated, amenity-rich central hold, it remains the city's most resilient bet.
