Chamkar Mon is the cosmopolitan heart of Phnom Penh. International schools, the Russian Market and modern malls keep the district endlessly liveable. For investors, the appeal is resilient demand: embassy, NGO and expat tenants give Chamkar Mon the city's steadiest occupancy of 82-85% and gross yields around 6.5-7%. The honest caveats are central to Cambodia, foreigners can own only strata units above the ground floor, never land, and a citywide oversupply of roughly 80,000 condos means the market is stabilizing, not booming, with thin resale data. For a USD-denominated, amenity-rich central hold, it remains the city's most resilient bet.
