About Playacar

Playacar is the gated, green and gracious counterpoint to downtown Playa del Carmen's high-energy buzz. Master-planned from 1979 by Mexico's tourism development agency FONATUR, it occupies the southern tip of the city and divides neatly into two characters: Phase 1, an exclusive beachfront enclave of luxury villas with private access to the Caribbean and the quietest, most coveted addresses; and Phase 2, laid out around an 18-hole golf course designed by Robert von Hagge, where modern condominiums, family homes and villas sit among manicured fairways and tropical greenery. Controlled entries and restricted beaches give the whole community a calm, secure feel. Despite its seclusion, Playacar is far from isolated. The famous 5th Avenue, Playa's 3.5-kilometre pedestrian spine of shops, restaurants and rooftop bars, is a short ride to the north, and the Cozumel ferry pier and Paseo del Carmen mall sit nearby. Inside the gates, residents enjoy the golf club, the Xaman-Ha bird aviary, small Maya ruins and stretches of quiet beach. For investors, the appeal is premium short-let income paired with genuine scarcity: beachfront Phase 1 villas command high nightly rates, and while HOA fees and seasonality temper net returns into the 5 to 7 percent range, Playacar's exclusivity and Playa's year-round tourism underpin both rental demand and long-term value.
