Portimao's city centre lines the Arade estuary, a working urban core of shopping streets, a riverside promenade, the marina, a regional hospital and the railway station. Unlike the seasonal beach strips, it lives all year, giving long-let landlords a stable tenant base of workers, students and locals. The riverside has been progressively regenerated with cafes and cultural venues. Central apartments are the city's value tier at around EUR 1,900-2,200 per square metre, with one and two-beds from roughly EUR 150,000-230,000.
