About Karlín

Karlín is the poster child for Prague's urban renewal. Devastated by the 2002 floods, the former industrial quarter was rebuilt within a decade into one of the city's most fashionable addresses: a flat, grid-planned riverside neighbourhood where converted factories like Forum Karlín host concerts, the Michelin-recognised Eska anchors a celebrated restaurant cluster around Křižíkova, and Kaizl Gardens and the Vltava embankment provide green and cycling space. Two metro stations (Křižíkova, Invalidovna) and the Florenc hub make it exceptionally connected. For investors, Karlín offers the most balanced profile of Prague's hot districts. Prices have surged, new-builds now top €6,700/m² and Invalidovna values have roughly doubled in a decade, so it has graduated from bargain to premium. But it pairs strong appreciation with a deep, reliable tenant base of tech and creative professionals and some of the city's best rent-growth prospects, with slightly healthier yields (~3–3.5%) than the historic core. It's a buy for investors who want modern, lettable stock with both growth and liquidity.
