Chipipe is the calmer, more upscale end of Salinas's beachfront, west of the main Malecón. Its sheltered waters and wider, less-trafficked sands make it the family- and retiree-favored beach, lined with ocean-view condo towers yet still walkable to the yacht club and town. It draws a quieter crowd seeking tranquility without sacrificing convenience. The investment case is premium beach calm with strong rental pull. Ocean-view condos here run around $1,300–$1,600/m², with two-beds from roughly $110,000–$180,000 and larger remodeled units higher, achieving 6.5–9% gross yields on peak-season vacation rentals. HOA fees are modest (often ~$120/month). Scarcity of prime calm-water beachfront supports 4–5% appreciation. Foreigners buy titled urban beachfront freely in Ecuador's dollarized market, with qualifying purchases eligible for the investor-residency visa.
