San Ignacio Town is the bustling heart of Cayo, a compact riverside center built around Burns Avenue, a vibrant market, the Hawkesworth suspension bridge over the Macal River, and a constant flow of backpackers and adventure tourists heading to Xunantunich, ATM Cave and the jungle. It has the most amenities, restaurants and nightlife inland. For investors the town core offers the district's best rental liquidity: in-town homes, guesthouses and small commercial buildings trade roughly USD 130,000-300,000 and serve both long-term tenants and the tourism trade, supporting 5-8% gross yields plus guesthouse upside. Appreciation runs ahead of the coast off a lower base. Foreigners take full freehold, pay 8% stamp tax and owe no capital-gains tax.
