Boukhalef sits in southwest Tangier beside Ibn Battouta Airport and the Tanger Free Zone, around 15 km from the historic centre. It is a high-density, low-cost district of near-identical mid-rise blocks, a legacy of speculative building, anchored by the three-storey Ibn Battouta Mall and home to a diverse, lower-income population that includes a significant migrant community, students and free-zone and airport workers. Honestly assessed, it is one of Tangier's rougher and lower-income areas, with social tension around migration and weak building-management enforcement. It is affordable and functional rather than a prestige or family-expat address, and formal green space is scarce, so residents travel to the Corniche and beaches. For investors, Boukhalef pairs the cheapest organised stock in Tangier with attractive headline yields around 6-7%, but those are offset by vacancy and collection risk, and appreciation lags the city. The biggest risk is oversupply and localized vacancy as new build outpaces demand, alongside variable build quality and weak HOA enforcement. The counterweight is structural worker demand from Tanger Med, the free zone, the airport and 2030 World Cup infrastructure.
