Benoordenhout is where established Hague families settle. Good schools, the international community, quick road links toward Schiphol and the nearby dunes and coast make it a complete, comfortable family base. For investors, Benoordenhout is a premium, owner-occupier-led market. Its spacious, green and expensive stock is scarce and holds value well, and demand from affluent families and international professionals is durable. But high-value homes trade infrequently, limiting liquidity, and Box 3 tax weighs on any let holdings while the self-occupancy rule constrains the mid-priced segment. With gross yields around 4%, the appeal here is capital preservation and quality of life rather than rental income.
