Wilanów

Warsaw's polished family district, a planned upmarket town beside a baroque royal palace, built for buggies, bikes and international schools

About Wilanów

Wilanów feels, as locals say, almost unlike the rest of Warsaw. At its historic core stands the baroque Wilanów Palace, built for King Jan III Sobieski, alongside the monumental Temple of Divine Providence, but the district's modern identity is Miasteczko Wilanów, arguably Poland's most famous planned upmarket community, where spotless streets are lined with organic cafés, patisseries and international restaurants. The appeal is unambiguously family and lifestyle-driven: gated estates, contemporary low-rise apartments and luxury houses, the British Primary School of Wilanów and a cluster of international schools, plus the palace gardens and Morysin reserve for green space. The catch is connectivity, there is no metro, and residents rely on buses, trams and cars. For investors, Wilanów is a premium, end-user-oriented hold: strong, resilient demand from affluent and expat families, balanced against transport limits and a steady pipeline of new supply.
