Nordhavn

Nordhavn is Copenhagen building its future on the water. A vast former industrial harbour is being remade into one of Europe's largest sustainable urban districts, where grain silos have been reborn as apartment buildings, the angular Copenhagen International School juts over the quay, and a driverless metro stitches the new neighbourhood into the rest of the city. Harbour baths at Sandkaj, marinas and waterfront promenades give it an outdoorsy, blue-space lifestyle that the historic centre cannot match. For investors, Nordhavn is the value-and-growth corner of an expensive city: per-sqm prices in parts of the district sit well below inner Østerbro, and the eco-branding, connectivity and international school support long-term demand. The caveats are a long construction pipeline that could weigh on rents, and, as everywhere in Denmark, ownership rules that generally require residency or special permission and a residence permit to secure a mortgage.
