Technopolis is the growth story of the Rabat-Sale area, a roughly 300-hectare technology park sitting beside the planned Sala Al Jadida new town across the river from the capital. It still carries the character of a commuter and dormitory community, and infrastructure and transport have lagged its fast population growth, the area's main growing pain. It has no high-crime reputation. For investors, Technopolis combines affordable entry prices, strong gross yields around 6.5-7.5% from student and young-professional tenants, and the strongest appreciation outlook in the Rabat-Sale market, with a 5-7% forecast for 2026. The key risk is its satellite nature: returns depend on continued university and tech-park growth and on connectivity. Buyers should also confirm land classification on fringe plots.
